Factors Influencing Accommodation Prices on Digital Platforms in Monterrey, México.

This document examines the determinants of digital accommodation pricing in Monterrey, using Airbnb listings as a case study. It is framed within the emergence of the sharing economy and digital tourism, which have reshaped the urban landscape and the accessibility of temporary lodging. Based on a quantitative model, factors such as the number of rooms, location, user rating, and average nightly price are taken into account. The findings indicate a concentration of listings in areas with high urban value and reveal that variables such as perceived quality by users have a significant impact on pricing. According to the literature, for these platforms to continue growing, regulatory frameworks should keep pace with their evolution in order to mitigate observed negative effects such as gentrification, intensive land use, and tax informality in short-term rentals.
The evaluation considers the size, quality, and sociability of the area. It uses quantitative techniques to identify significant patterns and relationships that illuminate the local real estate market.
This reflection is drawn from the context of the globalization of the collaborative economy, in which digital platforms have disrupted traditional rental systems and have had a debated economic and urban impact. This development has generated a demand for regulation of the rental of housing for tourism, based on the effect of this activity on the housing market and the price of rents.
