Abstract

This study analyzes the impact of urban green spaces on the perceived value of housing in Monterrey and its metropolitan area, using a quantitative approach based on surveys and structural equation modeling (SEM). Variables such as proximity and accessibility to housing, economic valuation, and the perceived quality of green spaces were analyzed through a survey conducted during the third quarter of 2025. This survey was conducted among residents of the Monterrey metropolitan area. The results show that the perceived quality of green spaces significantly influences the perceived value of housing; however, proximity only has a moderate influence. Regarding added value, beyond the economic value, it improves the perception of property value. All these results provide useful information for valuation practices and urban planning in Monterrey and its metropolitan area.
